Dubai Real Estate Transactions Reach 13.1 Billion Dirhams in One Week

The real estate sector in Dubai has maintained a robust performance this week, with property transactions in the Land Department totaling AED 13.1 billion from 4,028 deals. This surge in activity is attributed to several large transactions, reflecting ongoing market momentum and investor confidence, despite regional tensions.

Specifically, the property transactions for this week reached AED 13.1 billion through 4,028 deals, which included over 3,041 sales valued at AED 10.1 billion, alongside 878 mortgage transactions totaling AED 2.5 billion. Additionally, 109 gift transactions were recorded, worth AED 535 million.

The weekly sales data reveals: 270 land sales, 2,496 residential unit sales, and 275 building sales. Meanwhile, mortgage deals comprised 175 land mortgages, 636 residential unit mortgages, and 85 building mortgages.

The sales for ready properties in Dubai amounted to AED 4.2 billion from 738 transactions, while off-plan property sales reached AED 5.8 billion from 2,303 deals.

Top Sales

Al Yalayis 5 led the sales value with AED 791 million, followed by Sheikh Mohammed bin Rashid Gardens at AED 628 million, then Al Yalayis 1 at AED 547 million, Airport City at AED 546 million, and Jumeirah Second at AED 535 million.

Notable Transactions

Last week, the market witnessed several significant sales, including a luxury off-plan apartment in Jumeirah Second of the “Aman Residences Dubai” project, sold for AED 356.2 million. Additionally, a residential land parcel in Downtown Jebel Ali was mortgaged for AED 221 million, and a luxury off-plan apartment in Jumeirah First within the “Solaya” project was sold for AED 84 million.

The “Aman Residences Dubai” project recorded two exceptional deals, with two off-plan apartments sold for AED 146.8 million, one priced at AED 67 million and the other at AED 70 million. Earlier this month, this project had also seen a record sale for the third most expensive apartment in Dubai’s history at AED 422 million.
