DAMAC Expands Dubai Deliveries After Passing 50,000 Homes

Dubai’s residential construction cycle is moving into a delivery-heavy phase as developers work through large pipelines accumulated during several years of strong sales and project launches. DAMAC Properties has now passed a significant milestone, having handed over more than 50,000 homes while preparing thousands of additional units for completion across the emirate.

The developer is targeting more than 8,800 residential handovers during 2026. Its current programme covers several established and recently developed locations, including DAMAC Lagoons, DAMAC Hills and DAMAC Hills 2, as well as Chic Tower in Business Bay and Elegance Tower in Downtown Dubai.

According to the original report by Khaleej Times, DAMAC awarded construction contracts worth more than AED 10 billion during the first six months of 2026. The spending is intended to support the current delivery schedule while creating capacity for projects expected to reach completion in subsequent years.

Dubai’s New Housing Supply Accelerates

DAMAC’s expansion comes at a time when the wider Dubai residential market is receiving substantially more completed housing. Nearly 25,000 homes were delivered across the emirate during the first half of 2026, representing an increase of about 36% compared with the corresponding period a year earlier.

More than 13,200 units reached completion in the second quarter alone. Another approximately 32,000 homes are expected to enter the market during the second half of the year, potentially making 2026 one of Dubai’s strongest periods for residential deliveries in years.

This transition is important for investors because a market driven by launches and off-plan sales gradually changes as completed inventory becomes available. Larger volumes of ready homes can increase competition between landlords and sellers in individual districts, while established communities with strong occupancy and infrastructure may prove more resilient.

For developers, meanwhile, the ability to convert ambitious project pipelines into finished properties is becoming increasingly important. Construction capacity, procurement, contractor performance and access to materials can determine whether scheduled handovers remain on track.

DAMAC Lagoons Leads the 2026 Delivery Programme

DAMAC Lagoons represents by far the largest part of the company’s planned deliveries this year. Approximately 6,300 homes are targeted for handover there during 2026, compared with roughly 513 units in 2025.

Infrastructure, landscaping and associated works at the community have exceeded 80% completion. The development also incorporates around 177,000 square metres of water features, which are being commissioned in phases alongside residential and infrastructure works.

Progress is continuing across DAMAC’s more mature communities as well. Approximately 85% of DAMAC Hills has already been completed and handed over. At the same time, around AED 3 billion worth of active development remains across villas and residential towers within the community.

DAMAC Hills 2 is another significant source of new inventory. More than 1,500 villas are scheduled for delivery there during 2026. The community extends across approximately 55 million square feet and already contains around 11,000 completed homes.

The delivery programme is not limited to large villa communities. Handovers are also progressing at Chic Tower in Business Bay and Elegance Tower in Downtown Dubai, giving the company exposure to Dubai’s high-rise residential segment alongside its master-planned developments.

More Than 55,000 Homes Remain in the Pipeline

Passing the 50,000-home threshold does not mark the end of DAMAC’s current expansion cycle. The developer has more than 55,000 units in planning and development, covering over 100 million square feet of project area.

Managing such a pipeline places additional emphasis on execution. Large-scale residential development requires coordination between contractors, suppliers and project teams, particularly when global supply chains remain exposed to geopolitical and logistical disruption.

DAMAC has been using early procurement, bulk sourcing, contractor appointments and technology-supported project monitoring to manage these risks. Quality and safety assessments are also conducted regularly to measure contractor and project performance and identify potential problems before they affect delivery schedules.

For Dubai’s property market, the scale of the programme also illustrates a broader shift. Investors are increasingly able to assess developers not only by the number of projects they launch or the value of their sales, but also by their ability to deliver completed communities during a period of rapidly expanding supply.

The coming quarters will therefore provide an important test for Dubai’s residential sector. Thousands of additional homes are expected to reach completion across the emirate, while developers continue preparing projects scheduled for 2027 and beyond. DAMAC’s plan to hand over more than 8,800 units in 2026 places it among the companies contributing substantially to that new supply.

With more than 50,000 homes already delivered and another 55,000-plus units in its development pipeline, the company’s next challenge will be maintaining construction momentum as Dubai’s residential market becomes larger, more mature and increasingly focused on delivery performance.
