Dubai South Properties has announced the appointment of “Mohammed Abdulmohsen Al-Kharafi & Sons” for a contract worth 2 billion dirhams to develop several phases of the “Hayat” project. This project is envisioned as a complete residential community spanning 10 million square feet.
Strategically located near Al Maktoum International Airport, the project is crafted to create a harmonious living environment, supported by a comprehensive range of facilities inspired by health and wellness concepts.
The residential units within “Hayat” showcase contemporary architectural designs that emphasize simplicity and spaciousness, ensuring high levels of privacy and flexibility for residents, alongside modern living spaces.
The development will feature around 2,500 diverse housing units, including townhouses, semi-detached villas, standalone villas, luxury homes, and apartments, with designs that range from one to five bedrooms.
Additionally, the project will provide an extensive array of amenities aimed at enhancing quality of life, such as green parks, shaded walking paths, family play areas, outdoor activity spaces, fitness and wellness facilities, swimming pools, and dedicated relaxation zones. A commercial center and promenade will include a mix of shops, cafes, and essential services, along with lakes integrated into the master plan.
“Hayat” offers seamless connectivity to major road networks and key business hubs, including Al Maktoum International Airport, Sheikh Mohammed Bin Zayed Road, Emirates Road, the Jebel Ali Free Zone, and Dubai South Free Zone, making it an ideal destination for families and professionals. Construction is set to commence in the second quarter of 2026, with the initial phases expected to be delivered by 2028.

Dubai South continues to enhance its ecosystem by providing a comprehensive suite of facilities and services that cater to residents’ daily needs, including public parks, sports fields, shops, a 50,000 square-foot hypermarket, a mosque, a gas station, and a public bus line linking the area to the Expo Metro Station.
