Dubai’s residential property market continues to demonstrate resilience, with buyer confidence remaining largely unchanged despite shifting expectations around future prices. The latest consumer sentiment findings from Property Finder indicate that demand among active property seekers has stayed consistently strong, while expectations of significant price declines have eased as the market enters a more balanced phase.
According to the company’s latest bi-monthly Market Pulse survey, roughly two-thirds of respondents intend to purchase a property within the next six months. The results suggest that buyers remain committed to entering the market, even as pricing dynamics become more stable and uncertainty continues to fade.
Purchase Intent Remains Strong Across Consecutive Months
The survey, conducted among active users searching for properties on the Property Finder platform during May and June, highlights the consistency of buyer demand. Around 66% of participants said they expect to complete a property purchase within the next six months.
Monthly figures reveal only minor changes. Purchase intentions stood at 67% in May before edging slightly lower to 66% in June. These results closely follow the strong levels recorded earlier in the year, when buying intentions reached 68% in March and 67% in April.
The stable demand suggests that many prospective buyers continue to view Dubai’s real estate market as an attractive long-term investment opportunity rather than delaying decisions in anticipation of dramatic price corrections.
Expectations for Falling Prices Continue to Decline
While buying interest has remained remarkably consistent, perceptions regarding future property prices have changed noticeably over recent months.
Earlier in the year, expectations of declining prices reached their highest levels, with 73% of respondents anticipating lower prices in March and 70% expressing the same view in April. However, sentiment shifted significantly during the following two months.
In May, the share of respondents expecting prices to decrease dropped to 63%. At the same time, 20% believed prices would remain stable, while 17% anticipated further increases.
By June, confidence strengthened even further. Only 56% expected prices to fall, representing the lowest level recorded since regional tensions began influencing market sentiment earlier in the year. Meanwhile, the proportion of respondents forecasting price growth increased to 24%, while expectations of stable pricing remained unchanged at 20%.
The changing outlook reflects growing confidence that the market has reached a point of equilibrium rather than facing a major correction.
Stable Market Data Reinforces Buyer Confidence
Actual market performance appears to support the shift in consumer expectations. The median price per square foot remained virtually unchanged over the two-month period, standing at AED 1,335 in May before moving marginally to AED 1,334 in June. This follows a higher reading of AED 1,393 recorded in April, suggesting that pricing has entered a period of stabilization.
Property Finder says this alignment between consumer sentiment and real market data indicates that buyers are increasingly making informed decisions based on observable trends instead of speculation.
Cherif Sleiman, Chief Revenue Officer at Property Finder, noted that the market is moving beyond the uncertainty that followed regional geopolitical developments. He explained that today’s buyers are relying more heavily on actual market indicators when making purchasing decisions.
He also emphasized that the gradual decline in expectations for lower prices suggests consumers are recognizing that the market has established a realistic pricing floor. Rather than postponing purchases while waiting for significant discounts that have yet to emerge, many buyers are proceeding with transactions to secure suitable properties.
The latest survey ultimately points to a healthier and more mature property market, where sustained demand, stable pricing and confident purchasing behaviour continue to support Dubai’s real estate sector.
