Amanat Launches Lumina Alta Project Inspired by Two Decades of Architectural Icons Redefining Dubai’s Skyline

Amenities, a leading developer of luxury real estate in Dubai, has unveiled Lumina Alta, a high-end commercial property located on Sheikh Zayed Road in the Burj Khalifa area, right at the intersection of Business Bay and Downtown Dubai. With its sleek, spiraling façade rising to 380 meters and comprising 73 stories across 720,000 square feet, Lumina Alta is set to become the tallest commercial building in the Business Bay upon its completion in 2030.

The launch of Lumina Alta marks the celebration of twenty years of architectural innovation that adorns Dubai’s skyline. This project, with an expected total value of AED 5 billion, capitalizes on the remarkable success achieved by the previously established Lumina and Enara developments by Amenities.

To honor this launch, Lumina Alta hosted a gathering of Dubai’s business elite in a unique experience among the clouds at The Opus by Amenities, the first mixed-use project in the UAE designed by the late visionary architect Zaha Hadid.

Speaking on the occasion, Mahdi Amjad, founder and CEO of Amenities, stated, “Over the last five years, Dubai has firmly established itself as a luxurious commercial hub in the Middle East, propelled by record levels of foreign investment, progressive business reforms, and a surge in company formations across various sectors. As global firms and family offices seek to establish their headquarters in the emirate, the demand for premium commercial spaces is rapidly increasing. In response, Amenities is redefining Dubai’s commercial skyline by setting new standards for luxury commercial real estate that cater to the aspirations of international tenants looking for distinctive architectural options, world-class amenities, and strategic locations. Bold and distinctive real estate projects like Enara, Lumina, and Lumina Alta are reshaping the emirate, serving as beacons of creativity for the world’s most innovative and impactful individuals.”

Inspiration and Design Philosophy

The name Lumina Alta suggests a place where ambition meets grandeur, with “Lumina” derived from the Latin word “lumen,” conveying brightness and light, symbolizing vision, creativity, and innovation. “Alta,” meaning elevated, connotes status, ambition, and architectural height. Together, these words create a destination where light intersects with elevation and excellence.

Soaring at 380 meters, Lumina Alta will be the tallest mixed-use tower in the Business Bay, a living masterpiece filled with light and activity. The building’s elegantly spiraling façade is dynamically designed to capture and reflect light, shining during the day and sparkling from within at night.

Aimed at global leaders shaping the future of business and culture, this iconic mixed-use tower combines luxurious commercial spaces with hospitality and lifestyle in a towering architectural marvel. Lobbies on the upper floors extend across three levels, complemented by terraces offering panoramic views—creating expansive and refreshing spaces above the clouds, while illuminated courtyards and vertical gardens provide a natural tranquility in the heart of the tower.

As a future-oriented mixed-use project, spanning 720,000 square feet, it offers unfinished options across 73 floors. The tower boasts a strategic location at the entrance of Business Bay, just minutes from Downtown Dubai and the Dubai International Financial Centre, with breathtaking panoramic views of the Burj Khalifa, Burj Al Arab, and the Arabian Gulf waters.

The office spaces include private terraces and landscaped gardens on the upper floors, enveloping occupants in serenity, while the expansive podium at ground level offers a curated selection of retail and dining experiences. The project also features 1,000 parking spaces, including valet service, visitor spots, and additional spaces for retail.

Situated strategically on Sheikh Zayed Road at the main entrance to Business Bay, Lumina Alta will be directly connected to the future Dubai Gold Metro Line. Both Lumina and Lumina Alta serve as symbols of brilliance and ambition, standing side by side in a location that combines accessibility with business and trade opportunities. Their seamless integration with Dubai’s metro network provides easy access to various parts of the city, from the Dubai International Financial Centre to Dubai International Airport, and from Downtown to Dubai South—all just a few minutes away.

A World Beyond Expectations

The Lumina Alta tower will crown itself with a luxurious five-star hotel, offering world-class service and exceptional amenities. The Sky Pool, suspended at the top at 335 meters, will feature as the highest pool in the UAE and the longest infinity pool in the world, captivating visitors with its spectacular views.

At the pinnacle of Lumina Alta, the distinguished Sky Restaurant will emerge as one of the region’s highest culinary destinations, providing 360-degree panoramic views of the skyline and coastline, combining culinary art and architectural creativity into a cohesive experience. Each evening, guests will feel on top of the world in a lavish ambiance that soars above the city.

To meet the needs and aspirations of its distinguished clientele, Lumina Alta offers expansive spaces dedicated to wellness and fitness, featuring exclusive fitness suites, upscale spa areas, hydrotherapy zones, and rejuvenating retreats, all designed as havens for relaxation. Additionally, a 25-meter indoor pool and invigorating vitality pools will provide a tranquil and refreshing sensory experience. The executive club, designed to enhance productivity and excellence, boasts private meeting rooms, upper-level lounges, and dedicated conference facilities, all with breathtaking views of the cityscape.

Unmatched Amenities and Five-Star Service

In line with Amenities’ portfolio that includes the most prestigious residential, commercial, and hospitality projects, exceptional service is fundamental to the new development’s experience. The comprehensive concierge service encompasses greeting guests, managing meeting rooms, coordinating spa and wellness services, lifestyle bookings, and personalized experiences such as event planning, luxurious travel arrangements, and private shopping.

Amenities manages these services leveraging its two decades of expertise in delivering high-end hospitality across its commercial towers, residential complexes, and award-winning hotels, which include Enara and The Opus.

Similar to Enara and Lumina, Lumina Alta has been designed from its early stages to obtain global accreditations and standards for technologically advanced smart buildings, reflecting its commitment to sustainability, tenant well-being, and technological integration. These accolades include LEED Platinum certification, WELL Platinum certification in accordance with the WELL Building Standard, and both WiredScore and SmartScore Platinum certifications.

Amenities has established a stellar reputation in Dubai and worldwide for crafting exquisite artworks that seamlessly blend creativity, quality, and excellence. Building upon the recent successes of the Enara and Lumina projects, Lumina Alta represents the next phase in the group’s portfolio, designed for entrepreneurs, innovators, and creatives seeking workspaces that embody growth and ambition.
