Dubai South, the largest urban development project focused on aviation, logistics, and real estate, concluded 2025 with impressive results, demonstrating the robustness of its integrated ecosystem and its capacity for balanced growth across various operational areas.
Over the past year, Dubai South attracted 653 new companies, bringing the total number of operational businesses to over 4,200. Additionally, the retention rate for existing companies was 90%, indicating strong sustainable growth.
The number of new business licenses issued saw a remarkable increase of 65% compared to the previous year, reflecting the expansion of economic activity and sector diversity within the Dubai South framework.
In the real estate sector, Dubai South Properties successfully completed the delivery of the “Beach Pulse” project, which includes 800 residential units, enhancing the housing supply in the area. Looking ahead to 2026, approximately 1,300 housing units are expected to be delivered as part of the “South Bay” and “South Living” projects.
Last year also witnessed the launch of several prominent residential projects, including “Hayat,” “Beach Gates,” and “South Square,” all of which experienced strong demand and reached full sales status, highlighting the growing interest in integrated communities within Dubai South.
To improve the quality of life, Dubai South Properties introduced the “South Bay Mall,” the first shopping and entertainment destination in the residential area, covering an area of 200,000 square feet. This addition aims to offer a blend of shopping, dining, and leisure experiences.
The logistics sector in Dubai South continued to perform strongly in 2025, with the opening of key facilities for several global companies, including “Expeditors,” Ford’s spare parts distribution center, and DHL’s innovation center.
Strategic agreements were also signed with major global companies such as DHL and UPS, facilitating their expansion efforts with advanced facilities that meet regional and international market demands.
In direct support of small and medium-sized enterprises, Dubai South launched multi-user facilities that provide flexible infrastructure and strategic locations to foster growth and expansion.
Meanwhile, “EZDubai,” the area exclusively designated for e-commerce within Dubai South, played an essential role in supporting the e-commerce ecosystem in the country and region, coinciding with the Emirati e-commerce market’s growth, projected to reach 32.3 billion dirhams by 2024 according to recent reports from EZDubai.
Achievements
Furthermore, the Mohammed Bin Rashid Aviation project had a milestone year with the signing of strategic agreements with elite global companies, including “Avia Solutions,” the world’s largest provider of aircraft services, crews, maintenance, and insurance; “Aetherion Aerospace,” UUDS, the Al-Futtaim Group, and Al Burj Holding.
This year saw new facilities open for companies like “Satis,” “Team Aerospace,” and “RH Aero,” in addition to “GE Aerospace” announcing the groundbreaking of a dedicated facility for aircraft maintenance and support services within the project.
To meet the growing demand for aviation services, the Mohammed Bin Rashid Aviation project announced the launch of new facilities, including an “Aircraft Maintenance Services Complex” and a “Private Aviation Boulevard,” catering to premier global airlines and luxury retail brands.

Nabil Al Kindi, the Executive Director of Dubai South, stated that the results of 2025 reflect the strength of the integrated ecosystem that characterizes Dubai South, showcasing the company’s commitment to supporting the growth of aviation, logistics, and real estate sectors.
He explained that attracting new global companies, alongside maintaining high stability rates among operational firms, underscores the level of trust placed in Dubai South as a strategic business destination.
He added that the upcoming phase will focus on continuously developing world-class infrastructure and enabling sustainable growth to contribute to the vision of leadership in enhancing Dubai’s position as a global hub for the economy and aviation.
It is noteworthy that Dubai South is deemed the largest comprehensive urban project in Dubai, anchored on the aviation and logistics sectors. It will include the world’s largest airport upon its completion and full operation, supplemented by a multi-modal transport infrastructure connecting various air, land, and sea transport means.
